A business innovator, team leader and skillful negotiator Ralph Epstein creates value by having a keen understanding of market drivers and branding, along with an eye for opportunity.
Mr. Epstein has consulted with various municipalities on downtown revitalization issues as well as providing merchandising consulting to institutional clients, such as Wells Fargo Bank, assisting its corporate real estate officers in formulating a strategy to leverage excess commercial space in urban bank branches throughout California and PPG Industries. At PPG, Epstein assisted senior officials in identifying appropriate uses for the iconic public area spaces in its' Pittsburg, Pennsylvania corporate headquarters.
Epstein has consulted on behalf of The Prudential Insurance Company of America, leading the planning and redevelopment of the distressed Keystone Park office property in Dallas, Texas, which was re-invigorated into a theatre and restaurant anchored Entertainment Center. In addition, Epstein headed up the repositioning/disposition team for Jantzen Beach Mall, a 650,000 sq ft. retail property in Portland, Oregon.

Mr. Epstein is a veteran in providing litigation support services and has served as both an expert witness and a receiver. Receivership assignments include the 350,000 sq ft. Montgomery Plaza Mall in Albuquerque, New Mexico, as well as managing the mitigation of structural deficiencies and the initial lease-up of the project. Expert witness experience include cases involving complex lease matters, construction disputes and architectural malfeasance.
Mr. Epstein also served as Senior Managing Director and a principal partner at Terranomics Retail Services LP, the San Francisco based innovator of retail concepts and developer of the country’s first Power Center. While at Terranomics, Mr. Epstein was charged with leading the management, marketing, and repositioning of Prudential Real Estate Investors’ 10 million sq ft. national retail portfolio. He was the primary negotiator of the sale of Terranomics to Federal Realty Investment Trust (FRT), served the Trust as Managing Director of Development Services and actively evaluated acquisitions and development on behalf of the Trust.
Mr. Epstein has been a speaker and instructor at events sponsored by the Urban Land Institute, International Council of Shopping Centers, and Congress of the New Urbanism.
